Appraisers use three methods to determine property value:

Sales comparison - take recent sales within a predetermined area and apply standard adjustments for physical attributes (size, amenities, lot size, etc.)

Cost approach - price to build new less depreciation for age

Income approach - fair market rent times a gross rent multiplier

Insofar as an undesirable property may be reflected in the recent comps, one could say that a certified appraisal would show the current value of the subject property WITH the effect of the undesirable property.  But, there is no method that shows the property value if the undesirable property did not exist.  Also, it has been my experience that the appraiser's value is exactly what I tell him it is.   :wink:

No vote.  False choice.

First, your polling question doesn't match.  But, more importantly, there's a flaw in the premise.  If the land has traditionally been used for agriculture, I don't have any sympathy for B.  If the land is an established residential neighborhood and A introduces cattle or, your continuation, doesn't maintain the property to B's liking, B has to show actual damage - a verifiable decrease in the value of B's property.

It's the same with the folks who purchase cheap land near an airport and then whine about the airplane noise.  Or, folks who bought houses in Marion around Hunter's Ridge.  Or, folks who bought out by the downs.  Or, bought in the neighborhoods surrounding Pennick and Ford (arguably the worst-smelling place on the entire earth).  Oh yeah, that would be Coe.  :lol:

I was stripping and refinishing a hangar floor, so I downloaded a weeks worth just to listen to somebody other than my own freaking head.  Turns out, it was the week (a year or so ago) when Torgo and Johnson were postulating on the fate of Ian/Manwich being sodomized by TSA in DC for the talkers covention.  Too funny!  It hooked me.

Hey, if you use a Coinstar machine, you get 100% of your money back if you get an Amazon gift card!  So go take care of your change and spend it to help FTL at the same time!

Which is the reason I actually read this thread.  I read through all the gift certificate fine print on Amazon to make sure FTL would get credit if I used coinstar, but couldn't find anything relevant.  Before I drag my li'l red wagon full of coinage over to the grocery store:

Ian, do associates get credit if gift cards/gift certificates/coinstar receipts are used as payment?

If so, my dresser is fixin' to get about 200# lighter.  And, this method of supporting FTL should be hounded incessantly!
